Included in closing costs is what may seem like an onslaught of fees and taxes, but these expenses are necessary in making sure you get the right home and financing for you. Origination Fee Explained

Settled in amid the somewhat lengthy list of all the various taxes, fees, and dues included between the approval process and closing, the origination fee is just one of the necessary expenses involved in the process of closing on your home. Sometimes called an activation fee, the origination fee represents a small percentage of the total loan, generally under 2%, charged by the loan originator. Compared to the alternative of going directly through a bank and subjecting your loan to their fees, the origination fee will still generally bring you a lower closing cost when you pursue a loan through a mortgage broker.

Origination fees can vary in amount based on the originator of the loan and the means of processing your loan application. Sometimes the fee will be referred to in points as opposed to a percentage, but the value remains the same. Remember to check with your loan originator to find out up front how much this part of closing will cost.
